What is Cerberus?

Cerberus is an exclusive residential and commercial real estate investment firm, focusing on exclusive, off-market opportunities for its partners.

How do I learn more about the opportunities you have?

You have to fill out the initial inquiry form, found on the Cerberus website. If approved, our representative will reach out to schedule an interview. Once the interview process is completed and the investor has been selected to move forward with the Cerberus team, all currently available investment opportunities matching the investor’s profile will be disclosed.

Are Cerberus real estate investment offerings public?

No, Cerberus does not solicit the public and is not a public offering. Our company focuses on private placements and safeguards the investment opportunities identified. A Non-Disclosure Agreement (NDA) would need to be signed by the approved investor prior to disclosure.

Can anyone become a Cerberus investor?

Anyone is welcome to submit an inquiry, but not everyone will be invited to become an investor with Cerberus. We carefully vet prospective investors (primarily through existing networks) and prioritize seasoned real estate entrepreneurs/accredited investors who possess the necessary liquidity and understanding of the real estate market. We also create investor profiles for each investor, making sure opportunities identified and presented to our investors are tailored to their preferences.

Why invest with Cerberus?

We provide an all-in-one service, which includes, but is not limited to: identifying suitable investment prospects, managing the prospects, ensuring compliance with the United States' IRS, obtaining ITIN numbers for the investor, issuing dividends and distributions, as well as asset/property management. Our investors’ identities and other sensitive information are safeguarded. Once you are welcomed to the club, all you have to do is invest, and we take care of the rest.

Does Cerberus invest internationally?

No, Cerberus currently operates only in the United States.

Do I have to be a U.S. citizen to invest?

No, Cerberus provides approved investors with investment opportunities in the United States, regardless of their nationality or citizenship.

What are the investment areas Cerberus specializes in?

Our focus is on four sectors: short-term residential and multi-family properties, held for 5–10 years maturity and sold/exchanged; long-term residential and multi-family properties for legacy investors (usually these are large apartment complexes of 50+ units); short-term commercial absolute or triple-net properties (NOI and appreciation); and long-term commercial absolute or triple-net properties (large objects such as Walmart, Best Buy stores, etc., with a solid, creditworthy tenant) that are legacy investments, kept for 20–30 years both for the returns and the appreciation.

There are other real estate investments that I prefer, which are not listed. Would Cerberus consider them?

We are open to carrying a dialogue on the investor’s real estate preferences but strive to focus on what we do best in order to maximize returns for all investors.
